LETTING AND MANAGEMENT PROCESSES

TENANCY PLACEMENT

TickledPink Property Management have an extensive selection process to ensure the most suitable tenant is selected for your property.

Prospective tenants will complete in an application form, if deemed suitable for the property an interview will follow. To finalise the application the tenant will be subject to our credit and reference checking process – previous landlords, employers, social media checks, credit checks, and the Ministry of Justice Tenancy Tribunal Orders.

This thorough process is implemented to ensure we protect your investment.

RENT PAYMENTS

TickledPink Property Management have strict company policies in regards to rent payments – we have ZERO tolerance for rent arrears.

Rent payments are automatically paid into a specific bank account which is checked on a daily basis. Our outstanding online property management software ensures all rent payments are monitored closely and any arrears are dealt with promptly.

TickledPink Property Management also take care of bond collection, refunds and disbursements as required by law.

In the event that Tenancy Tribunal hearings are required, TickledPink Property Management will represent the property owners. Tribunal application fee will be at the owners expense, however our attendance at Tribunal is a complimentary service provided as part of the management agreement.

PROPERTY INSPECTIONS AND MAINTENANCE

Comprehensive property inspections are undertaken at the commencement and termination of every tenancy. This includes taking a number of chattel photographs and written documentation outlining the condition of the property. The initial tenancy inspection is conducted after one month to ensure the new tenancy placement has been a smooth transition. Three monthly inspections will then follow. Inspection reports are emailed to the owner with feedback and photographs.

All inspections reports are accessible at any time using a unique login to our property management software. Recommendations will be made in regards to preventative maintenance or improvements to maintain optimal rents as well as facilitating urgent and minor repairs. We provide our own highly skilled tradesman or we will happily work with the owners preferred tradesman if requested. We place a lot importance on maintenance and endeavour to update owners of any major maintenance requirements as we become aware of them.

STAYING INFORMED

TickledPink Property Management have ZERO tolerance for rent arrears. We monitor payments daily and have strict in house procedures to follow should rent fall in to arrears. All rent payments are to be paid electronically via internet banking or at any ANZ bank. We do not have a call in office to make cash payments in person.

We request that in the event that a rent payment cannot be made that you contact us as soon as possible to discuss the situation. We are very approachable. Communication is key to overcoming hurdles in these situations, keep us well informed.

RESIDENTIAL TENANCY ACT 1986

TickledPink Property Management adhere to the Residential Tenancies Act 1986 (and its amendments) – ensuring we meet all legal obligations.

We also recommend each property owner takes the time to fully understand their obligations required by this law. Failure to comply may have serious implications.
