Tenants

TickledPink Property Management utilise Trademe, our business website and social media sites such as Facebook to advertise properties available to rent. More than often our properties for rent are tenanted before being advertised. We highly recommend you contact us and register your details so we can add you to our database and keep you updated of any new listings that may become available.

We always recommend taking the time view our photographs and video tours to ensure properties you are interested in are what you are looking for. Also do your research on the area the property is located in to ensure it will be suitable – check for schools, local shops, recreational facilities and other services such as bus routes. We also suggest taking a drive past the property to get an indication as whether it will worthwhile moving forward with an application.

Completing our online application form is highly recommended prior to attending any property viewings. This will ensure we can promptly process your application should the property be suitable. We request that the application form is completed in full with all the necessary information provided. We aim to process applications within 24 – 48 hours. This is dependent on being able to make contact with referees etc..

All successful applicants will receive a phone call advising they have been selected. All unsuccessful applicants will be notified via text message. Please be advised we do not provide any information in regards to the reasoning behind unsuccessful applications.

TickledPink Property Management will set up a time with the successful applicant to meet and review the tenancy agreement. Upon signing you will be required pay the Bond and rent in advance and we ask that this be payable in full prior to the tenancy commencement date.

Tenancy Commencement

TickledPink Property Management undertake an extensive pre-tenancy property check which includes taking photographs of the property and a written chattel/condition report. Tenants are provided with a copy of the written chattel report upon collection of the keys at the start of the tenancy. This will be signed by both parties and will become an official tenancy document. We allow 10 working days for any changes or amendments to be made to this report otherwise we it will be taken that descriptions outlined in the chattel/condition report are correct.

Repairs and Maintenance

Tenants have a duty of care to advise of all maintenance work required. Even if the matter is relatively minor it is imperative that we are notified as soon as practicably possible. Please call or text 021 296 3396, email info@tickledpinknz.com or complete our online maintenance request form. We will respond to non-urgent matters within 24 to 48 hours.

All Emergency repairs that may potentially cause harm to a person or damage to the property please contact us as soon as possible.

Examples may be:

  • Burst water pipes or serious leak
  • Hazardous electrical fault
  • Fire damage
  • Storm/Weather damage – trees fallen, roofs lifted etc..

In the event that you cannot make contact with a representative at TickledPink Property Management, please call our alternative contact on 022 354 3519 (strictly emergencies only).

Any maintenance request that has been caused by mistreatment from yourself, occupants or any visitors, those named on the tenancy agreement will be fully liable for cost of the repairs.

Inspections

We conduct the first inspection in a new tenancy approximately ONE MONTH after the commencement date. Three-monthly inspections will be carried out thereafter. We like to look after our tenants, particularly those who take great care of their property and pay rent on time. It is not uncommon to receive a wee treat or gift to say thank you! The small things really do count towards a positive tenancy experience.

Rent Payments

TickledPink Property Management have ZERO tolerance for rent arrears. We monitor payments daily and have strict in house procedures to follow should rent fall in to arrears. All rent payments are to be paid electronically via internet banking or at any ANZ bank. We do not have a call in office to make cash payments in person.

We request that in the event that a rent payment cannot be made that you contact us as soon as possible to discuss the situation. We are very approachable. Communication is key to overcoming hurdles in these situations, keep us well informed.

End of Tenancy

All tenants wishing to vacate a property managed by TickledPink Property Management are required to provide a minimum of three weeks written notice (fixed term tenancy not applicable). This will be acceptable via email or in handwriting. We will acknowledge having received this in writing and provide details regarding the end of the tenancy – final rent due, final inspection procedure, returning of keys and bond refunds.
