The process of applying for a property


TickledPink Property Management recommend viewing property photos and video tours to ensure the property meets your needs. Research the area for amenities like schools, shops, and transport. Driving past the property can also give you a better sense of the location.

To speed up the process, complete our online application form in full before attending a viewing. Applications are processed within 24-48 hours, depending on reference checks. Successful applicants will be notified by phone, while unsuccessful ones will receive a text. Please note, we do not disclose reasons for unsuccessful applications.

Your tenancy application was successful - what next? 


TickledPink will arrange a meeting with the successful applicant to review and sign the tenancy agreement. The bond and rent in advance must be paid in full before the tenancy begins. Prior to the tenancy, we conduct a thorough property inspection, including photographs and a written chattel/condition report. Tenants receive a copy of the report when they collect the keys, and both parties will sign it as an official document. Tenants have 10 working days to request any changes, after which the report is considered final.

Tenancy inspections


One of our team will carry out the first inspection about one month after a new tenancy begins, followed by inspections every three months thereafter. We appreciate tenants who care for the property and pay rent on time, and it's not unusual for us to surprise you with a small treat or gift as a token of our gratitude. We believe these little gestures contribute to a positive and rewarding tenancy experience.

The importance of paying rent on time


TickledPink Property Management take a proactive approach to rent payments, with a zero-tolerance policy for arrears to help keep everything on track. Payments are monitored daily, and if an issue arises, we have clear steps in place to address it. Rent can be paid easily through internet banking or at any ANZ bank, as we don’t accept cash in person. If you ever run into difficulties making a payment, just reach out to us as soon as possible. We’re always here to help, and open communication is the key to sorting things out smoothly.

Prompt maintenance support when you contact us


Your safety and comfort are our top priorities. We respond to non-urgent maintenance requests within 24-48 hours, ensuring any issues are addressed promptly. For non-urgent matters, you can call or email us, and we will respond as quickly as possible.

If you encounter any urgent issues, please contact us straight away. For emergency repairs that could potentially cause harm or damage, such as burst water pipes or hazardous electrical faults, we act immediately to resolve the situation. Our team is always ready to assist, ensuring your home remains safe and well-maintained. 

Smooth end-of-tenancy process


When it’s time to move out, we aim to make the process as smooth and hassle-free as possible. Tenants wishing to vacate a property managed by TickledPink are required to provide a minimum of three weeks' written notice. This can be done via email or in handwriting.

We will acknowledge receipt of your notice and provide you with detailed instructions regarding the end-of-tenancy procedures. This includes information on final rent payments, the final inspection process, returning keys, and bond refunds. Our goal is to ensure a seamless transition making your move-out experience stress-free.
